Q: What are the recommended maintenance service intervals for the different services offered by Virtue Professional Maintenance Services?
A: Each type of service requires different intervals so we'll give you some guidelines to maximize the life of your property -
- Roof Cleaning: If you have trees that drop leaves, needles, limbs or other debris onto your roof on a regular basis, then you'll want to have this done at least annually. This will extend the life of your roof, and eliminate a big fire hazard (See blog post on this topic here).
- Moss Removal: This primarily deals with rooftop moss, although moss can accumulate anywhere on your property where its shaded and moist for much of the year. As a routine maintenance procedure this should be taken care of annually because the same conditions that caused moss to build up before we began servicing your property, will continue year after year.
- Gutter Cleaning: This is a very important part of your property's structure because it is designed to keep moisture away from your building walls and foundation. When kept free of debris, your gutters will work to keep water from impregnating the outer walls and foundation because the water will not have a chance to build up, pool and eventually seep into the building envelope. Depending upon the density and type of trees you have surrounding your property, this should be done at least annually, however we do have clients that need to have gutter cleaning done twice a year because of the heavy build up of debris on their roof from over head trees.
- Pressure Washing: Although it may seem like just a cosmetic service, pressure washing can keep the integrity of the material protecting the outer envelope of your property intact. A build-up of oily residue (from car exhaust) plus mildew (if in a shaded part of your property) can lead to mildew and pollution to deteriorate the surfaces they are attached to, especially your home's siding. Another thing to be aware of is that mildew and/or moss build-up on walking surfaces get very slick when it rains and can cause a serious slipping hazard, and potential liability for you as the property owner. If you're in an area that tends to be shaded, the NW moisture will lead to moss and mildew to accumulate. If you take care of this once per year, this should be adequate, AND will keep your property looking fresh and clean.
- Window Cleaning: This maintenance service is also included with 'appearances' versus necessity. Here's the thing, most people can get their interior windows cleaned (unless you have very tall ceilings and windows), however, it's the exterior that really needs more care. As mentioned in our blog, exterior drainage channels for your windows need to be kept clean otherwise you'll have a similar problem to clogged gutters - clogged window channels eventually lead to a failure of the seal around the window frame, which can lead to mold build up and a very expensive window replacement problem. At minimum, windows should be thoroughly cleaned by a professional (at least the exterior) at least once per year.
